Quotes

From James Brooks

“Samuel Leeds told people to “follow Gail’s”, so I followed all 205 of them. In Buxton, sold prices are up 17 per cent since the bakery opened. Turns out the sourdough smell is worth more than the sourdough.”
James Brooks, creator of The Gail’s Effect
“In 8 of the 32 areas we could measure, prices jumped by 10 per cent or more after GAIL’s arrived. That’s not a coincidence you can ignore, but it’s not a guarantee either: GAIL’s has a very good nose for where money is heading.”
James Brooks, creator of The Gail’s Effect
“The GAIL’s effect is real, it’s just picky. Buxton, St Margaret’s and Hitchin all saw double-digit rises. Other places went the other way. If you’re investing by pastry, take a calculator as well as a tote bag.”
James Brooks, creator of The Gail’s Effect
“I built this because a viral property tip deserved a proper look at the numbers. Land Registry data is public, so anyone can now check what happened to prices after their local GAIL’s opened.”
James Brooks, creator of The Gail’s Effect

Method

How it was done

Sources and caveats
  • Bakeries: GAIL’s public store finder; opening dates from the Internet Archive and local news.
  • Sold prices: HM Land Registry Price Paid Data, 2021–2026, by postcode sector (or district where sales are thin). Median for the 2 years before opening vs everything since; only areas with 30+ sales each side.
  • Homes: Rightmove and OnTheMarket listings within half a mile, checked on 13 October 2026. Typical prices are the median of each bakery area’s median.
  • Caveats: a raw before/after, not adjusted for the wider market. Medians move with the mix of homes sold. Correlation is not causation, and none of this is financial advice.
